What a patio cleaning covers

One even pass across the whole surface, the joints rinsed out, and a photo report when we're done. No wand stripes, no missed strips, no guesswork on the bill.

Surface-cleaner pass on the whole patio

We run a flat surface cleaner over every square foot of flagstone, pavers, or stamped concrete at one steady, paver-safe pressure. That gives you an even finish edge to edge instead of the streaky look a handheld wand leaves. The gray film lifts off and the color underneath comes back.

Joint touch-up rinse

Moss and weeds love the lines between pavers and the seams in flagstone. We follow the main pass with a targeted rinse through the joints to clear the green growth and loosened debris. Your patio reads as one clean surface, not a grid of dark lines.

A PSI test before we open up

Before we touch the main surface, we test pressure on a hidden corner to confirm the setting is safe for your specific stone or stamping. We'd rather find the right pressure on a spot you'll never see than learn it the hard way. You get a clean patio with no etching and no surprises.

We clean hardscape only. We don't pressure wash wood or composite decking, because the wrong pressure tears up the grain and voids some board warranties, so if your space is decked we'll point you to a specialist who does it right.

    On the booking page you choose your patio tier, see the exact price, and lock a slot in under a minute. We text a confirmation within an hour. You don't need to be home, and you don't need to move anything heavy.

    We test, then clean

    The crew tests PSI on a hidden corner, sets a paver-safe pressure, and runs the surface cleaner across the whole patio at one even speed. Then we rinse the joints to clear moss and weeds. If we spot joint sand lifting, we'll flag re-sanding to you as an add-on, never slip it onto the bill.

    Photos land on your phone

    When we pack up, a photo report hits your phone showing the patio before and after and the work we did. You see the result without standing over us, and the receipt matches the price you booked.

Yes, when the pressure is set right for the material, which is why we test on a hidden corner first. We use a flat surface cleaner instead of a narrow wand tip, so the force spreads out and won't carve lines into softer stone or stamped concrete. If your stone is delicate, we dial the pressure down and accept a slightly slower pass rather than risk etching.
Some joint sand can lift, especially on older patios where it's already loose or low. We work the joints carefully to clear moss and weeds without overdriving them, but we can't promise zero movement. If we see the joints need re-sanding to stay stable, we'll flag it as an add-on and let you decide. We never re-sand and bill you for it without asking.
The cleaning itself clears the moss and weeds that are growing in the joints and rinses out the roots and debris that are loose. We don't apply herbicide as part of this service. For stubborn growth that keeps coming back, a joint re-sanding or a polymeric sand fill does more to keep it out, and we can talk through that on site.
We don't do wood or composite decking. The pressure and technique that's right for stone can splinter wood grain and chew up composite boards, and some deck warranties spell out who's allowed to clean them. We'll happily point you to a specialist who handles decks the right way so you're not stuck searching.
You don't need to be home. We just need access to the patio and a working outdoor water spigot. Move small pots and cushions if you can, and we'll work around the heavier table and chairs or shift them gently and set them back. The photo report shows you everything when we're done.
Anything over 800 sq ft, or a layout with multiple tiers, steps, and connecting walkways, gets a quick walk-through before we price it. We'd rather see it and scope it honestly than throw out a number that changes on the day. You'll get a clear price for the whole job before we run any water.
