What a soft wash actually does

Soft washing is low pressure plus a cleaning blend that does the work, instead of a high-pressure wand that can chew into siding and force water behind it. Here is what your visit covers, wall to wall.

The whole house, top to bottom

We treat every exterior wall with a sodium-hypochlorite blend that lifts algae, mildew, and oxidation off the surface. It works on stucco, brick, lap siding, and Hardie, the four surfaces most homes here are built from. The grime releases on its own, so we never have to grind it off.

Low pressure, by design

Real soft washing means soft pressure. We apply the solution gently, let it dwell, then rinse at a pressure that will not etch your finish or drive water under the siding. The chemistry does the lifting, not brute force.

Plants tarped and rinsed

Before we start, we tarp the beds and shrubs along your walls and give everything a heavy water-down going in and coming out. We are working over your landscaping, so we treat it like ours. Nothing gets left to soak.

We will not soft wash bare wood or composite siding without a walk-through first. Those surfaces react differently to the blend, and we would rather look at it in person than guess. If your home is mostly wood, ask us and we will come take a look before quoting anything.

    We tarp, treat, and rinse

    The crew waters down and tarps your landscaping, applies the blend, lets it dwell, then rinses the house clean at low pressure. Most homes are done in two to three hours, start to finish.

    A photo report lands on your phone

    When we are done, you get timestamped before-and-after photos of every side of your home. You can see the work without lifting a finger, even if you were at the office the whole time.

We price soft wash by home size, four tiers, because a 1,300 sq ft cottage and a 3,800 sq ft two-story are not the same amount of wall. The number works out to roughly twelve cents per square foot of exterior surface, and you see your tier's price before you book. No quote visit, no haggling, no line items added after.

Not the way we run it. We tarp the beds against your walls and soak everything with plain water before, during, and after, which dilutes any overspray down to nothing. The blend breaks down fast once it is rinsed. If you have something rare or fragile along the house, point it out and we will give it extra cover.
No. That is the whole point of soft washing. We rinse at low pressure that will not etch stucco, crack the chalky layer on old paint, or force water behind your lap siding the way a high-pressure wand can. The cleaning blend lifts the growth so we never have to blast it off.
It is a sodium-hypochlorite blend, the same active ingredient family as household bleach, mixed at the right strength for exterior surfaces and paired with a surfactant so it clings and dwells. It kills the algae and mildew at the root instead of just rinsing the surface, which is why a soft wash stays clean longer than a quick spray-down.
Because we are killing the growth and not just rinsing it, most homes here stay clean for a year or more before the shaded north side starts to show a little again. Humidity, tree cover, and how much sun a wall gets all change that. Walls under heavy oak shade green up fastest.
Only after a walk-through. Bare wood and composite take the blend differently, and the dwell time and rinse have to change to keep them safe. We would rather see it in person and tell you straight what we can do than promise something over the phone and risk your siding.
